Seller's tips to prep your home before it goes on the market

There are several actions you must take in order to maximize your chances of selling your home, more importantly that you sell it for top dollar. Below a list of tips to help you accomplish just that.


  1. Declutter, Declutter, Declutter! Almost nothing is more important than this
  2. Deep clean your home
  3. Clean your yard 
  4. Clean your garage
  5. Put away all personal pictures, Only keep non personal pictures on your walls. 
  6. No more than one item per counter space on your living  room, bedrooms, bathrooms dining room and kitchen
  7. Deep clean your windows, repair any ripped window screens, any broken windows
  8. Make sure all the health and safety systems are in order, start by making sure you have 1 smog detector per room and one in the hallway. 
  9. Make sure you have at least one carbon monoxide detector place it in the hall way
  10. Make sure your electrical outlets are hooked up property.  You can test your electrical outlet with a tool called, ELECTRICAL CIRCUIT TESTER OR ELECTRICAL RECEPTOR TESTER. very easy to test. If you do have any issues and are not skill to handle the repairs please contact an electrician
  11. Make sure your water heater has two straps attached to the wall, one strap 1/4 of the way up and one strap 3/4 of the way up
  12. Check under your kitchen and bathroom's sink for any leaks, make the appropriate repairs, if you are unable to handle the repairs, contact a Plummer
  13. Spruce up your paint, a nicely painted home gives the prospect buyers a feeling of freshy cleanliness. 
  14. Manicure your yard, improve your curb appeal, make sure you fertilize your grass so it's nice and green, trim and fertilize all your plants so they are beautiful and colorful, the number one reason why buyer's change their mind about a home at the door is a bad curb appeal.


I know, all these tips seem like a lot of work, however, they will make for smooth sailing once your home is in the market. Not only would you have prevented any unforeseen repairs that the buyers will likely ask you to fix any way but also you would ensure your home shows off ready for any prospected buyer to move in with out much effort in their part.

It will help your home stand out amongst other homes on the market, remember  buyer's are less likely to ask for discounts and or repairs when they feel they are getting their monies worth. Also when a buyer feels your home is better than others they have seen for roughly the same asking price they will likely be compelled to offer more. You have questions?
